No more double bookings
A single double booking on Airbnb gets your listing penalised — dropped in search, with a cancellation fee, and a negative mark on your host profile. Smoobu's real-time iCal and API sync means your calendar is the same everywhere. If you've ever had to call Airbnb support at midnight to sort out a calendar conflict, you already know the value here.
Automated guest messaging
Pre-arrival messages, check-in instructions, checkout reminders, review requests — all automated per OTA. For a host managing 2 properties with a healthy booking rate, this saves 3–5 hours of copy-paste messaging per month. At a conservative value of €30/hour, that's €90–150/month in time saved — often more than the Smoobu subscription cost.

If you operate in Berlin, Smoobu's built-in uenst-2a reporting is a meaningful time-saver. When Smoobu probably isn't worth it
Being honest: there are scenarios where Smoobu is overkill.
- You only list on one OTA. If you're Airbnb-only with no plans to add Booking.com or a direct site, the main value prop (calendar sync across platforms) doesn't apply. You can manage messaging manually for a while.
- You have very few bookings. Under 5–6 bookings per month across all your listings, the manual overhead is manageable. Once you pass 10 bookings/month, automation starts saving meaningful time.
- Your property is occasional / seasonal. If you list for 8 weeks in summer and nothing else, the annual cost of Smoobu may not be justified. Check if they offer a month-to-month option for your peak season only.
- You're just testing the STR market. Get 3–6 months of data first. Understand your booking patterns and OTA mix. Then come back to a channel manager when the complexity justifies it.
My honest take
I started using Smoobu with one apartment (Seumi in Berlin). At the time, I was managing Airbnb and Booking.com manually with iCal syncs and a shared Google Calendar. It worked until it didn't — a near-double-booking from a sync delay made me take channel management seriously.
